HOA Landscaping and Maintenance in Orlando
GreenWorks provides HOA landscaping and maintenance in Orlando for community associations of all sizes. We work with board members and community managers who want entrances and common areas that look cared for every week, a crew that keeps a steady schedule, and updates they can pass along to residents. We’re a family-owned local company, not a national chain.
Common Areas and Entrances
The entrance sign and the first stretch of road set the tone for the whole community. We keep entrance beds weeded and trimmed, turf mowed and edged, and shrubs shaped along walls, sidewalks and amenity areas.
Walking paths, clubhouse grounds and open turf get the same routine attention. When the crew sees a problem, like a dying shrub, a bare patch or a broken sprinkler head, we flag it early so it gets handled before residents start emailing the board.

A Schedule the Board Can Count On
We visit weekly during the growing season and every other week in winter, when Central Florida grass slows down. We set a regular visit day with you, so your manager knows when the crew will be on site and can plan around pool days, events and gate schedules.
Mowing is only part of it. Each visit includes edging, string trimming and blowing off sidewalks and curbs, plus bed care on the rotation we agree on. For the turf side in more detail, see our Orlando lawn care page.
Communication and Photo Reports
Boards turn over, managers juggle several communities, and nobody wants to chase their landscaper for answers. We keep it simple. You can reach us directly at (407) 300-8337, and we can provide before and after photos of the work when you need documentation for a board meeting, a resident question or your own records.

Seasonal Color
Fresh flowers at the entrance and clubhouse make a big difference in how a community looks from the road. We rotate seasonal flowers two to four times a year and pick plants that can handle the season, cooler-weather color in winter and heat-tolerant plants for summer.
If the entrance needs more than new flowers, we can redesign the beds, add accent lighting for the sign or replant tired shrubs. Our landscape design page explains how we plan that work.
Irrigation Checks
Broken heads and misaligned spray waste water and leave brown strips along sidewalks. As part of our irrigation upkeep, we check sprinkler heads and zones and adjust spray so the water lands on turf and beds, not on the pavement. We also keep county watering-day restrictions in mind when adjusting controllers.
Bigger repairs, like broken lines or failed valves, go through our irrigation and sprinkler repair service.
Florida-Friendly Landscaping for HOAs
Walter, our founder, holds a certification in Florida-Friendly planting, and it shapes how we plan common areas: the right plant in the right spot, mulch and groundcovers where grass keeps struggling, and beds that need less water and less cutting back.
It’s also worth knowing the law. Florida Statute 373.185 says HOA deed restrictions can’t prohibit Florida-Friendly Landscaping on a homeowner’s property. Boards can still set reasonable standards for how yards look, and Florida-Friendly common areas are a good way to show residents what a neat, lower-water yard can look like.
HOA Landscaping Questions
Do HOAs cover landscaping?
Usually the HOA pays for landscaping in the common areas, like entrances, medians, amenity areas and shared turf, out of association dues. Individual yards are typically the homeowner’s job, though some communities, often townhome and villa associations, include front yard mowing in the dues. Your community’s governing documents spell out which areas the association maintains.
Can an HOA ban Florida-Friendly landscaping?
No. Florida Statute 373.185 says deed restrictions and covenants can’t prohibit a property owner from using Florida-Friendly Landscaping. An HOA can still set reasonable standards for how yards look. This is general information, not legal advice, so check with your association’s attorney for anything specific to your documents.
What should an HOA look for in a landscaping company?
Start with the basics: a licensed and insured company, a clear scope of work and a visit schedule you can hold them to. Then look at communication. Ask who you’ll call when something’s wrong and whether they can document work with photos. Local knowledge matters too, including Florida-Friendly plant choices, irrigation that follows county watering rules, and turf cut at the right height for St. Augustine or Zoysia. We’re glad to walk your common areas and talk through what we’d do.
